Pentium 4 or dual Xeon for longevity

I'm upgrading my mobo/proc/memory.

Currently I've got a dual PIII/600; it's lasted me about 6 years, but things
are starting to become slowwww.

This machine will be used for photo editing, very simple video editing, and
lots of builds.

I'm trying to decide what will give me better performance for this sort of
usage--either a P4 or a dual Xeon.

I understand the dual Xeon is MUCH more expensive. But, I expect this
upgrade will last me another 6 years before I upgrade again. So, while
money is an issue, it's not the primary issue.

Can anybody offer some experience regarding this decision--dual Xeon or
single P4?
